WHAT IS A HOME INSPECTION? 

  A home inspection is a limited-time, professional, objective visual examination of the dwelling. Home buyers entering the marketplace view inspections as a way to gain valuable information about the biggest purchase of there lifetime.  It helps them to determine whether there are any major defects or system inadequacies before the sale goes through , so there will be less chance of unpleasant surprises or unplanned expenditures later.                         

  Home inspections are not intended to point out every small problem or any invisible defects in a home. Most minor or cosmetic flaws, for example, should be apparent without the aid of a professional.                                                         

   Home inspections also highlight the positive aspects of a home. In fact, many of the home inspector’s observations or recommendations help to dispel home buyer anxieties and provide useful repair and maintenance suggestions.

  The home inspection should not be confused with an appraisal, a municipal code inspection, warranty, or guarantee of any kind.

 

 

 

THE INSPECTION PROCESS AND REPORT  

 The inspection is conducted under the Standards of Practices set forth by the American Society of Home Inspectors  (ASHI). The checksheet report is critiqued in detail and the report is provided at the conclusion of the inspection. It is very beneficial to the purchaser or their representative to attend and be part of the inspection , which is an educational process.

RATE SCHEDULE

The following is a guide for estimating the cost of an inspection for a normally built house for a single family. Two family homes, older homes with one or more add-ons, or other unique conditions will have to be taken into consideration and could alter the fee.
  • Pricing for Condos determined when Inspection Scheduled.

  • $200 for Homes Listed up to $195,000.

  • Homes Above $200,000 Are Basically $1.00 per $1,000.00 of Listing Price.

  • Return Inspections for Repaired Items are $75 per Item.                                                                                                                          

We reserve the right to change pricing without notification. Older prices will be honored with submission of a mailed, printed fee schedule. Above fees are for single visit inspections. Telephone consultation is done without fee as a follow-up for a reasonable period of time.
